Platting

For a permit to be issued for new construction, the property in question must be a parcel constituting a single platted lot. In the case of single-family construction, properties made up of a portion of a lot, or of portions of several lots must be platted into one lot of record. In either case, an amending plat must be submitted before a building permit can be issued for construction.

Where an existing lot is to be split to create two smaller lots, a replat is required. Please contact the Chief Planning Official with any questions regarding platting.

Amending Plat

An amending plat can be approved administratively, without the need for approval by Planning and Zoning, when the subject platting will not create an additional lot. Properties made up of a portion of a lot, or of portions of more than one lot can be platted into a single lot of record with an amending plat. The following documents must be submitted for approval:

  • Completed application
  • $300 filing fee
  • A preliminary plat prepared in compliance with the Amending Plat Guidelines
  • Six signed copies upon approval of preliminary plat
  • One filed copy must be returned after submittal to Dallas County

Replat

If a plat will create an additional lot, as in the case of single-family attached lots, then a replat is required. A replat may be accepted without the need for approval by the Planning and Zoning Commission, unless there are more than four lots involved in the replat. The following documents must be submitted for approval:

  • Completed application.
  • $300 filing fee, unless plat requires Planning and Zoning Commission approval
  • A preliminary plat prepared in compliance with the Replat Guidelines
  • Six signed copies upon approval of preliminary plat. Must be submitted prior to the Planning and Zoning meeting
  • Approved, signed copies taken to Dallas County
  • One filed copy must be returned after submittal to Dallas County
